QUICK ANSWER
- Set your area and total budget first — rent plus advance, agent fee and utilities.
- View 3–5 homes and check water, power backup, security, parking and internet.
- Sign a written lease of at least two years and register it at the woreda housing office.
Renting in Addis Ababa is straightforward once you know the steps — and the few things that catch newcomers out, such as water supply, advance payments and lease registration. This is the process we walk our clients through every week.
1. Set your budget and area
Decide your monthly rent and your move-in cash: advance rent (often 2–6 months, though the law limits it to two), the agent fee and setup costs. Then pick two or three areas that fit your commute, schools and lifestyle — see our neighborhood guide. Our Living in Addis calculator gives an approximate total in a minute.
2. Shortlist and view
Send us your budget, bedrooms and preferred areas and we shortlist matching homes, then drive you to the viewings. Try to see 3–5 homes in one or two days so you can compare.
3. What to check at a viewing
- Water: Is there a tank and pump? How many days of supply does it hold?
- Power: Is there a backup generator, and does it cover lifts and the whole apartment?
- Security: 24-hour guards, gate, CCTV?
- Parking: Covered and assigned?
- Internet: Is fibre already installed in the building?
- Condition: Damp, leaks, hot water, kitchen appliances, locks.
- Extra charges: Service or maintenance fees, and who pays electricity and water.
4. Negotiate rent and terms
Rents in Addis are usually negotiable — especially for longer leases or when you pay reliably through a bank. Agree in writing: the rent and currency, how many months in advance, what is included (furniture, generator fuel, cleaning), and how repairs are handled. We negotiate on your behalf.
5. The lease contract
A proper lease names both parties and their addresses, the property address, the rent, the condition of the house, the term (at least two years for residential homes) and the payment schedule. Attach an inventory with photos for furnished homes. Keep a copy of the landlord’s ID and title deed.
6. Register the lease and move in
Residential leases must be registered at the sub-city or woreda housing administration office, with the signed contract and both parties’ IDs. Pay rent through a bank or digital transfer and keep the receipts. Then set up electricity, water and internet — see our moving checklist.
