Addis Ababa is a big city with heavy traffic, so where you live shapes your day more than almost anything else. Here is how the main residential areas compare — with real rents from homes we list — to help you choose before you start viewing.

Bole

The city’s busiest and most international area, close to Bole International Airport, Bole Road, malls, restaurants, hotels and nightlife. Great for professionals who want everything nearby; busier and noisier than other areas. Typical rent: furnished 2-bedroom about 241,000 ETB, 3-bedroom about 234,000 ETB among our listings.

Old Airport / Bisrate Gebriel

Leafy, quieter and long popular with diplomats and families, with large villas, gated compounds and several international schools in the wider area. Good road access to the city centre. Typical rent: furnished 2-bedroom about 241,000 ETB; furnished 3-bedroom about 350,000 ETB.

Kazanchis

Central and convenient, home to the UN Economic Commission for Africa and major hotels, with modern apartment towers close to offices. Ideal if you work in the centre. Typical rent: furnished 2-bedroom about 195,000 ETB; furnished 3-bedroom about 250,000 ETB.

Mexico and Sarbet

Close to the African Union headquarters and several embassies, with a mix of apartments and houses and easy access to the centre and Old Airport. Typical rent: furnished 2-bedroom about 203,000 ETB in Mexico and 240,000 ETB in Sarbet.

CMC, Gerji and Summit

Eastern areas with newer compounds, gated communities and more space for the money — popular with families who don’t need to be in the centre every day. Traffic toward the centre can be slow at peak hours. Among our listings, unfurnished 3-bedrooms in CMC have a middle price of about 128,000 ETB.

Ayat

A fast-growing area in the northeast with large real estate developments and the eastern end of the light rail. The most affordable option for modern apartments and houses, but furthest from the centre.

How to choose

  • Commute first: visit at rush hour — a 5 km trip can take 45 minutes.
  • Schools: if you have children, shortlist the school first, then the area around it.
  • Services: check water, generator and security in the building, not just the area.
  • Budget: compare areas side by side in our Living in Addis calculator.
